The idea that a dream home could be dead upon arrival is enough to make anyone sweat bullets… however when you take a closer look, it really is no surprise we see it happening time and time again, your home never gets built.

You’ve finally decided to build your dream home. The first thing that comes to mind? Hire an architect. After all, if you want something truly custom, that’s the obvious place to start – right?

Not so fast.

See, architects are great at designing. They can take a simple idea and give it wings – but what they often lack is the knowledge of what it actually costs to build that design in the real world. That is why, when you go to an architect, the first (and often only) question they’ll ask you is, “What do you want?” and they start designing. 

This is where dream homes quietly bite the dust, and good folks forfeit the home they’d set their hearts on. It sounds dramatic – I know – even so, that is why so many architect-designed homes never get built. 

Let me give you an example… 

 

The $2M Dream That Became a $4M Wake-Up Call

 

A few years ago, a couple came to us with a beautiful architectural plan. They had already worked with a well-known design firm in the Dallas-Fort Worth area, and were emotionally invested in what they thought was their future home.

They had a $2 million budget.

But when the plans went out to bid, the first builder quoted $4 million. Why? 

Because the design – as beautiful as it was – it had no budget discipline built in.

Fortunately, we got involved and managed to bring the cost down to $3 million – but not without months of redesigns, tough conversations, and emotional compromises. In the end, the clients raised their budget, the architect dialed back the vision, and we met somewhere in the middle.

Is it a success story? Yes. 

Did it have to be so painful? No. 

Nonetheless had a builder been involved from the beginning, they could have designed something they loved and could afford from day one. 

So it begs the question:

  1. Would you rather start with someone who asks, “What do you want?” and gives you a design with no financial boundaries?
  2. Or would you prefer a builder who asks, “What do you want, and what can you spend?” and helps design within both constraints?

Believe it or not, that one decision could be the difference between a dream realized and one that never stood a chance, and it’s exactly why I always encourage folks to go design-build.

  1. Architects build visions. Builders build realities. Architects are trained to design what you ask for. Builders help you understand what’s realistic. The design-build model brings those two forces together from the start, ensuring your dream stays grounded in your budget.

  5. Little adjustments are better than crushing realizations. Design-build lets us make small, strategic changes along the way. That’s a lot easier than getting blindsided by a massive budget bomb after twelve months of dreaming.
