You think, “That should be more than enough.”
But as you start to fall in love with the Sub-Zero and Wolf display in front of you, reality sets in: just the range and fridge top $25K. And that doesn’t include the dishwasher, hood, or wine chiller you didn’t even know you wanted until now.
Welcome to the builder allowance trap.
It’s one of the most common (and costly) mistakes folks make when building custom.
Because while the number sounds generous, accepting it without asking the right questions is like jumping off a cliff with a parachute you never checked – bold, hopeful, and dangerously blind.
If you want to walk into that showroom and say yes to everything on your wishlist, without flinching at the price tag, there are three questions you must ask.
Question #1: What Does This Number Actually Buy?
A builder allowance is like a prepaid credit card. And just like a gift card, if you spend more than the amount on it, you’re covering the rest from your own pocket. Spend less? You might get credit back (or not, depending on the builder).
That’s why it’s critical to ask: What can I actually get for this amount? And get it in writing, with an official signature.

Make sure your builder understands your preferences upfront, BEFORE you sign the contract. And if you want high-end finishes or smart features, you’ll want to get those priced in from the beginning.
Question #3: What Happens If I Go Over… or Under?
Can I level with you on something this industry tries to hush every chance it gets?
The rules around allowances aren’t universal.
We’ve come across contracts from other builders where major items, like appliances, weren’t included at all. Tucked way down in the fine print, it would just say “customer provided.” And you don’t catch it until you’re already locked in and left scrambling. Most folks assume some level of appliance package is baked in, but unless it’s spelled out, you might be footing the entire bill yourself.
And that’s the real danger: not knowing the rules of the game until you’ve already lost money playing it.
So before you sign, ask this: If I don’t use the full allowance, do I get that money back, or does it vanish? And if I go over, how is that handled?
A transparent builder will give you clear, written answers, and tie every dollar to a real decision you’ve made.
